The Commercial Transactions team manages surplus property sales in accordance with Government policy and guidelines to ensure optimum return to Government.
The team's expert professionals undertake a range of pre-sales activities to add value to surplus properties including:
- Undertaking Highest and Best Use analysis
- Market analysis and valuation
- Local Government negotiations regarding future uses
- Property rezonings
- Land subdivisions
- Securing Site Compatibility Certificates under SEPP (Infrastructure) 2007
- Resolution of title issues e.g. easements, Crown lands
- Addressing environmental, site remediation and land management issues
- Preparing due diligence and marketing material
- Managing all facets
Programs and Projects
The Commercial Transactions team provides a full range of divestment project management services from pre-sale due diligence investigations; management of consultants; preparation of sale contracts and tender documents; development of marketing strategies and programs; exchange of contracts for sale, settlements and accounting for all Agency proceeds.
Upon engagement, the Commercial Transactions team will develop a Property Disposal Strategy for clients which will identify the most efficient and effective sales method to obtain the best possible return for the Client.
The Commercial Transactions Team can also assist in mitigating risks associated with contaminated land, hazardous materials, heritage properties, and properties containing threatened species.
